Most of us are cutting back making the dollar stretch as far as we can. I came across an article that was of interest to me I thought it might be of interest to you. Creative thinking is the best way to get on top of this tough economy, not only that it is the healthiest way to eat. Homegrown food taste better, is healthier and best of all the cheapest food we can get.

(ARA) - The popularity of urban gardening has exploded over the past couple of years, due in part to increased awareness about food safety, the financial stresses of the economy and a growing desire to be eco-friendly.

Some of the most enjoyable, user-friendly gardens, like vegetable and herb gardens or cut-flower gardens, perform exceptionally well in raised beds. Plants tend to perform better in raised beds than in regular beds because there is less soil compaction (since you're not treading between the plants) and they allow for excellent drainage.

"I've been gardening in raised beds for over 30 years, and I'm convinced they're the best way to grow," says Paul James, HGTV's Gardener Guy. "One of the things I like most about raised beds is that they warm up faster in spring and stay warmer longer in the fall, which means a longer growing season and an extended harvest."

While raised beds are extremely functional, they can also add style to your yard or garden. The organized appearance of the beds lends a handsome structural element.

Quality, durable materials last longer and look better. Western Red Cedar is a strong choice for building garden beds because it is easy to work with, rot-resistant and ages beautifully, maintaining its shape and strength over the years, even when exposed to extreme weather. If you're concerned about the environment, you can take comfort in the fact that it is an authentically sustainable, renewable green building material.

Making your own raised garden beds is an easy and fun project - having a helper will make the job easier. Follow these tips and get growing.

* Plan ahead to keep the bed size manageable. A bed measuring about 3 feet by 6 feet is a good size. You'll want the bed to be at least a foot high - if you want it higher, just add another board, but keep in mind that you'll need to add extra soil.

* Buy the materials you'll need: Western Red Cedar boards (2 x 6 work well) - four 3-foot lengths and four 6-foot lengths; Western Red Cedar posts (4 x 4), for corner supports, cut to 18 inches each; 3-inch galvanized screws, about 35 to 40.

* Cut the ends of the 18-inch post lengths to a sharp point with a saw - these pointed ends will go into the soil to support the bed.

* Lay two post lengths down and place two 3-foot planks on top of them (to equal 12 inches in height) and line up the edges along the sides and to the top of the posts (the unsharpened end). Pre-drill holes using a bit that is smaller than the screws, then put in the screws. Repeat with the other 3-foot boards and 18-inch posts to form the other short end of the bed.

* Now you're ready to add the long sides of the bed. Place one of the short sections you just made on a level surface, with the pointed ends up. Line one of the 6-foot boards up so that it is flush with the face of the short end, pre-drill holes and then add the screws to secure it. Repeat with a second 6-foot board to equal 12 inches in height.

* Align the second short (3-foot) side of the box with the 6-foot board so that the face is flush with the end of the boards. Pre-drill holes and then drill in screws to secure. Finally, add the other two 6-foot boards on the opposite side to complete the final side of the bed.

* Flip the box over - it's now ready to install. Before you put it in, prep the area you'll be using by turning over the soil and then leveling it out as best you can. After you've installed the box, fill it with a blend of soil and compost that is best for the type of plants you'll be growing.

This is just one way to build a raised bed garden. You can add more boards to give the bed extra height or length, or put a cap on top of the boards to provide a place to sit as you garden. The When is when do you plan to use the property

The Where is where on the lake you want to be.

The How Much  depends on how you plan to use the lake property and what your budget allows

 

414  Hill Dr First we'll deal with the What. There are many things to consider when you are looking for a lake property. What you buy depends on what your requirements and your lifestyle. Many people want space between them and their neighbors or love to work in a yard for these folks a condo just wouldn't do. Maybe it's just the opposite they may want the camaraderie of other people and don't want to spend their time on lawn care or depend on someone else to take care of it, they just want to come relax and enjoy the water a home, a condo may be just perfect. There are those who will live in the home full time and they will require more than a weekend cabin for year round comfort and then there are those who just want a simple home away from home and it doesn't have to have the amenities they would require if this was their only residence. They are fine with roughing it for a few days. Anothe roption is to buy a lake lot and build a home, put a manufactured home on the lot or maybe an RV. As you can see there is a decision to make before you even begin the search for your lake property. This will lay the foundation for your search.

When is the next priority, you will want to decide when you will be ready to buy if it is right away or you are just shopping you will want to find a real estate agent to work with. You only need one so pick someone who you feel a connection with and stick to that agent. The agent will get to know you, your likes and dislikes and will with communication be able to hone in on the properties best suited for your needs. If you are just beginning and don't have an immediate plan to buy you have time to shop around, set up automated listing notifications through the agent you feel comfortable with,let them know what stage you are in, your timeline and get a feel for what you csn buy for the money you can spend.

Where Lake Greenwood is a big lake with many personalities depending on which part of the lake you are. It goes from shallow as little as 1 ft. to over 60 ft deep. There are areas where there are mostly manufactured homes, campers, fishing cabins to luxurious lake homes in sxclusive gated communities and everything in between. It goes without saying the deep water, docks or ability to have a dock, in gated communities carry a higher price tag,  

How Much most importantly how much you can spend will determine the choices you will have. if you want the deep water, a dock & gated community you can plan on spending $300,000 and up. If you want deep water, a dock or ability to have a dock but you don't care about the gated community and you are ok with a small home or even a manufactured home  plan on spending from $160,000 up unless you find a fixer upper or foreclosure. You might be fortunate enough to run up on a property priced under market price. A good real estate agent will be invaluable to you in keeping an eye out for those treasures. There is one a client of mine bid on yesterday. Great water! with a dock not so nice manufactured home but definitley fixable with a big beautiful  covered deck overlooking the lake.201 Bomber Ct If you are looking for a lake lot you can expect to spend $100,000 and up for year round water that is dockable. Most gated communities will require at least an 1800 sq. ft home, architectural guidelines and no manufactured or modular homes. A nice lot on year round water dock-able outside of a gated community are hard to find and typically will run $100,000 and up too but you won't have the restrictions on what you put on it in most areas around the lake. You can buy a lot in a shallow or narrow cove dock-able or not for less than a $100,000 and use the public boat ramps scattered around the lake for much less but they are not as plentiful. I have seen some lakefront lots not in a subdivision dock-able in a shallow cove ( probably dry in the Winter for as little as $25,000 a little more or a little less. I've also seen small lake homes in similar water for $60,000 a little more or a little less. So there is probably a property for just about everyone's price range.

It's time to execute a plan with a safety net. A way to make sure your money lasts for a lifetime. You have to work within the confines of your budget now and then. smaller home

1. Get rid of all your debt and stay out of debt, now is the time to clear the books while you have the income to do that.

2. Concentrate on paying off your home, you want to own it outright by the time you retire if at all possible. Or sell your home and downsize. Do you really need the big home you own now? The equity in your home can pay for a smaller more modest home and may even allow you to put any extra money to work for you.

3. Build a budget that will allow for the most savings.

4. Control your spending habits learn to make do on less and conserve what you have. Now is the time to change your ways.

5. Invest wisely and diversify.Some into money you will need in the next few years, money you won't need for say the 15 yrs. Watch the market as a whole not just in individual companies invest some money for the long term be aware that those investments will rise and fall. There is no 100% risk free investment but you can, with sound advice end up with a nice nest egg for retirement.

6. Keep your job s long as possible or if you have already retired get a job every extra money you earn improves your benefits.

7 Don't fall for the reverse mortgage pitch. If you need to do a reverse mortgage put it off until all the rest of your income sources are exhausted and then look into it.

8.Should you consider moving in with your children or have your working, self sufficient children move in with you, extended families can be so much help each other. Your children might love to have help at home with children, housework, cooking, and other activities that you would have the time to do and would love to do and they in turn can help you.

Solutions come with every challenge we face in life and understanding that change is constant you can roll with them if you will be open to thinking out of the box and changing along with your circumstances.

Greenwood Sc Real Estate Asks Is Staging Cost Effective?

 

Great post and I agree with you a staged home evokes emotion that an empty home does not. That is not to say that the only way to sell a home is to stage it but I cetainly think it helps tremendously. Many sellers may feel that their propfit margin will not allow for that expense but time is money and the faster it sells the bigger the bottom line.

 

Via Tessa Skeens - Hampton Redesign (Hampton ReDesign, Home Staging and Redesign in Fort Worth TX):

One of the first things most sellers want to know is does staging work? Or how can it help me? How much will it cost?

Every home is different, every location unique, but if your home is priced right, you have a better chance of selling it under market average if you have it professionally staged.

So the next question is ... is it worth the investment? Here's an example:

For every $100,000 of mortage you pay $600. (@ 6% percent interest) I'm going to use an average anual property tax and insurance for the Fort Worth TX area and divide it by 12.

Let's look at what a mortgage amount and average monthly payment would be including PITI.
$200,000 = $1800.  ($2000)
$300,000 = $2700   ($3000)
$400,000 = $3600   ($4000)
$500,000 = $4500   ($5000)


For the sake of this comparison let's use 1% of listing price as our average cost to stage your vacant home (could be more or less depending on size and zip) That's the second number.

According to a recent RESA survey for 2009, listed un-staged homes take an average 277 days to sell. Listed staged homes sell on average in 63 days on market.

277 days is almost 10 months. 63 days is approximately 2 months. You do the math. If your home is staged for about the cost of a mortgage payment and you only have to make 2 payments instead of 10 you have saved yourself 7 months of mortage payments by staging!

It makes sense to consider how staging can save you money when you put your home up for sale. Did I mention its a tax deductible advertising expense on any sales gain?
